After a hurricane or severe storm rolls through South Florida, the insurance process can feel harder than the storm itself. Florida’s claim rules have changed significantly in recent years, so here’s a current, practical walkthrough for homeowners in Miami-Dade, Broward and Palm Beach counties.
From the ground and inside the attic, photograph and video all visible damage with timestamps: missing shingles/tiles, dented vents, interior stains, wet insulation. Do not climb on a storm-damaged roof. If you have pre-storm photos (see our hurricane prep checklist), gather those too — before/after is the strongest evidence there is.
Your policy obligates you to mitigate — tarp the roof, move belongings, dry wet areas. Keep every receipt; emergency tarping and mitigation costs are typically reimbursable. Insurers can reduce payouts for damage that got worse because you waited.
Under current Florida law, you generally have one year from the date of loss to file a new claim (and 18 months for supplemental claims). Don’t sit on it — later claims are scrutinized harder, and evidence degrades with every rainstorm.
Before or alongside the insurance adjuster’s visit, have a licensed local roofer inspect and write a detailed, photo-documented scope of damage. Adjusters spend limited time on each roof after a major storm; a professional scope ensures hidden damage — lifted-but-resettled tiles, fractured shingle mats, wind-stressed flashing — makes it into the claim.
Have your roofer present during the adjuster inspection whenever possible. Disagreements about scope are much easier to resolve on the roof than in writing months later.
