1. Ponding water

Water still standing 48 hours after rain is degrading your membrane every single day. Causes range from clogged drains and scuppers to sagging deck areas. Fixes range from clearing drainage to tapered insulation that rebuilds slope.

2. Failed seams and flashing

Seams, wall terminations and A/C curb flashings fail long before the middle of the roof. Wind-driven rain finds a half-inch of open seam with ease.

3. UV blistering and alligatoring

South Florida sun cooks unprotected asphalt surfaces into a cracked, alligator-skin texture. Once cracks reach the plies, water is inside the system.

Repair, Coat or Replace?

• Repair when damage is localized and the membrane is under ~12–15 years old.

• Replace when moisture scans show saturated insulation or the deck is compromised — coating over a wet roof just seals the water in.

Any reputable contractor should verify with a moisture survey before recommending a coating. Insist on it.
